Reservation Policies
Important details about guaranteeing your reservation, age requirements, taxes, fees, and add-ons.
Reservation Policy
Reservations are guaranteed through the day of arrival. If a guest does not arrive as scheduled, the reservation may be released, and applicable no-show penalties will be charged according to the cancellation policy.
Sky Ranch Lodge reserves the right to cancel any reservation if the required prepayment deposit is not received. A cancellation confirmation will be sent via email immediately following cancellation.
Guests must be at least 18 years of age and present a valid government-issued photo ID at check-in.
All reservations must include the full names of all adult occupants and a valid credit card to guarantee arrival.
Room rates are subject to change and are based on availability. Extended-stay rates are not offered.
All room rates are subject to a 13.33% lodging tax and a $4.25 City of Sedona destination fee.
Pack-and-play cribs are available upon request and subject to availability.
Rollaway beds are available upon request for an additional charge of $25 plus tax per night. Please note that rooms with two queen beds cannot accommodate a rollaway bed.
Cancellation Policy — Standard Reservations
Reservations may be canceled free of charge up to three (3) days prior to arrival before 12:00 AM local time.
If canceled within three (3) days of arrival, all payments previously collected will be forfeited. No additional fees will apply.
No-show reservations will be treated as cancellations and are subject to the same terms.
Cancellation Policy — Group Reservations (6 or More Combined Room Nights)
Reservations may be canceled free of charge up to ninety (90) days prior to arrival before 12:00 AM local time.
If canceled within ninety (90) days of arrival, all payments previously collected will be forfeited. No additional fees will apply.
No-show reservations will be treated as cancellations and are subject to the same terms.
Arrival & Departure
Check-In & Check-Out
What to expect when you arrive and depart, including early check-in, late check-out, and incidental holds.
Check-In
Check-in begins at 4:00 PM local time.
Guests may request an early check-in beginning at 2:00 PM for an additional fee of $50 plus tax. Early check-in requests are subject to availability.
The remaining balance for the reservation is due upon arrival. Check-in cannot be completed until full payment, and a valid security deposit authorization have been received and approved.
A $50 incidental authorization hold will be placed on the guest's credit card at check-in. Any unused funds will be released upon check-out in accordance with the card issuer's policies.
Our front desk is available 24 hours a day, seven days a week. Our team is happy to assist with local recommendations, dining suggestions, attractions, and any other needs to help make your stay enjoyable.
Check-Out
Check-out time is 11:00 AM local time.
Late check-out requests may be accommodated based on availability but cannot be guaranteed.
Following departure, guestrooms are inspected for damage or missing items. Sky Ranch Lodge reserves the right to charge guests for any damage, excessive cleaning, or missing property discovered after check-out.
Incidental authorization holds are typically released within three business days; however, some financial institutions may take 15–21 days to process the release. Sky Ranch Lodge does not retain these funds unless additional charges are applied to the room account.
Please leave all linens and towels in the room. Bed linens and towels remain the property of Sky Ranch Lodge.
Sky Ranch Lodge is not responsible for lost or forgotten items. If belongings are found, we will make reasonable efforts to contact the owner and assist with shipping arrangements at the guest's expense.
On Property
Property Policies
Guidelines for smoking, pets, parking, alcohol, drones, and use of common areas and gardens during your stay.
Non-Smoking Policy
Sky Ranch Lodge is a non-smoking property.
Guests will be required to acknowledge a $250 cleaning and remediation fee if evidence of smoking is found in guestrooms or any non-designated area, including patios, balconies, stairways, pool areas, gardens, entryways, or other common spaces.
Designated smoking areas are available for guest use.
Common Areas & Botanical Gardens
All common areas close at 10:00 PM.
Decorations, photography sessions, ceremonies, and events are not permitted within the Botanical Gardens without prior written approval from the hotel.
Approved events must be held in designated event spaces and may require an event coordinator and security personnel.
Drone Policy
Drone use is prohibited on FAA-regulated property. Violations will result in a $250 fine and may lead to immediate termination of the reservation without refund. Violations will be reported to the FAA.
Pet Policy
Sky Ranch Lodge welcomes pets.
Pet owners agree to: accept responsibility for any damage caused by their pet(s); keep pets on a secure leash while outdoors on hotel property; never leave pets unattended in guestrooms or elsewhere on the property; understand that unattended pets may be removed and reported to local animal control authorities, with all associated costs being the owner's responsibility; ensure pets do not disturb other guests (guests may be asked to leave if their pet causes repeated disturbances and may incur a $50 disturbance fee); limit occupancy to a maximum of two pets per guestroom.
A pet fee of $25 plus tax, per pet, per night will be charged to the guest account.
By staying with pets at Sky Ranch Lodge, guests acknowledge and agree to comply with this pet policy.
Parking Policy
Complimentary parking is available for registered hotel guests.
Guests must provide their vehicle make, model, and license plate number to receive a parking permit.
RVs and vehicles exceeding 20 feet in length are not permitted on the property.
Camping is prohibited on hotel grounds.
Vehicles may not remain on-site after a guest's departure date unless prior approval has been granted by hotel management.
Alcohol Policy
Outside, alcohol may not be consumed in public areas of the property and is restricted to guestrooms only.
Alcohol purchased from the hotel bar may be consumed throughout the property where permitted.
For safety purposes, alcoholic beverages served in outdoor areas, including the Botanical Gardens and pool area, will be provided in plastic containers.
How we handle your information
Sky Ranch Lodge respects your privacy and is committed to protecting your personal information.
Information collected through our website is used solely to respond to inquiries, process reservations, and provide requested services. We do not sell or rent personal information to third parties.
We may contact guests regarding promotions, new services, or updates to our policies unless they choose to opt out of such communications.
Guests may contact us at any time to: review personal information we maintain; correct or update information; request deletion of personal information; express concerns regarding data usage.
We use appropriate administrative, technical, and physical safeguards to protect sensitive information, including encrypted transmission of payment data.
Guest Responsibilities

Code of Conduct
Sky Ranch Lodge is committed to providing a welcoming, inclusive, and respectful environment for all guests and team members.
We expect everyone on the property to: treat others with courtesy, dignity, and respect; support an inclusive environment free from discrimination or harassment; communicate professionally and respectfully; avoid disruptive, threatening, or abusive behavior.
Sky Ranch Lodge reserves the right to refuse service or remove individuals from the property for conduct that violates these standards.
Traveling with Minors
Guests must be at least 18 years of age to reserve and check into a guestroom. Guests under the age of 18 are welcome to stay when accompanied by a parent, legal guardian, or other responsible adult who has checked into the room and remains responsible for the minor's supervision, conduct, and any damages incurred during the stay.
Parents and guardians are responsible for ensuring that minors comply with all hotel policies and safety requirements while on the property.
Accessibility and Special Accommodations
Sky Ranch Lodge is committed to providing a welcoming and accessible experience for all guests. Accessible guestrooms and accommodation may be available upon request and are subject to availability.
Guests requiring accessibility accommodations or special assistance are encouraged to contact the hotel prior to arrival so that reasonable efforts can be made to meet their needs.
Service animals are welcome in accordance with applicable federal and state laws.
Sky Ranch Lodge strives to maintain website accessibility in accordance with the Americans with Disabilities Act (ADA) and the Web Content Accessibility Guidelines (WCAG) 2.2 AA standards.
Website accessibility is monitored by Siteimprove, and identified issues are reviewed and addressed regularly.

Legal
Liability, Legal & Events
Terms governing liability, force majeure, dispute resolution, events, waivers, and policy updates.
Liability and Assumption of Risk
Guests use the hotel premises, guestrooms, parking areas, pool facilities, gardens, and other amenities at their own risk.
To the fullest extent permitted by law, Sky Ranch Lodge, its owners, officers, employees, and agents shall not be liable for any loss, theft, damage, injury, accident, delay, inconvenience, interruption of services, or other claims arising from a guest's stay, except where caused by the hotel's gross negligence or willful misconduct.
Guests are responsible for any damage caused to hotel property by themselves, their invitees, children, pets, or visitors and authorize the hotel to charge the cost of repair, replacement, cleaning, or restoration to the payment method on file.
Guests are encouraged to secure valuables at all times. Sky Ranch Lodge is not responsible for the loss, theft, or damage of personal belongings left in guestrooms, vehicles, or common areas.
Force Majeure
Sky Ranch Lodge shall not be liable for any failure or delay in performing its obligations when such failure or delay results from circumstances beyond its reasonable control, including but not limited to acts of God, severe weather, natural disasters, wildfires, floods, public health emergencies, pandemics, labor disputes, utility outages, governmental actions, transportation disruptions, or other unforeseen events.
In such circumstances, the hotel reserves the right to modify reservations, services, amenities, operating hours, or policies as necessary.
Dispute Resolution and Governing Law
These Terms and Conditions shall be governed by and construed in accordance with the laws of the State of Arizona, without regard to conflict-of-law principles.
Guests agree that any dispute, claim, or controversy arising out of or relating to their reservation, stay, use of hotel facilities, or these Terms and Conditions shall first be submitted to the hotel for good-faith resolution.
If a dispute cannot be resolved informally, the parties agree that any legal action shall be brought exclusively in the state or federal courts located in Arizona, and each party consents to the jurisdiction of those courts.
Hotel Events and Group Activities
Any organized event, gathering, celebration, commercial activity, photography session, filming, or group function conducted on hotel property must receive prior written approval from hotel management.
The hotel reserves the right to impose additional requirements, fees, insurance obligations, security measures, or occupancy restrictions for approved events.
Guests and event organizers shall be responsible for any damage, excessive cleaning, or policy violations resulting from an event or group activity.
Third-Party Rights
These Terms and Conditions are intended solely for the benefit of Sky Ranch Lodge and its guests. Nothing contained herein shall be construed to create any rights, remedies, or benefits in favor of any third party.
Waiver
The failure of Sky Ranch Lodge to enforce any provision of these Terms and Conditions shall not be deemed a waiver of that provision or of the right to enforce it in the future.
No waiver shall be effective unless made in writing by an authorized representative of Sky Ranch Lodge.
Severability
If any provision of these Terms and Conditions is determined by a court of competent jurisdiction to be invalid, illegal, or unenforceable, the remaining provisions shall remain in full force and effect and shall continue to be binding upon the parties.
Policy Changes
Sky Ranch Lodge reserves the right to modify, update, or revise these Terms and Conditions at any time without prior notice. Any changes shall become effective immediately upon posting to the hotel's website or otherwise being made available to guests.
Guests are responsible for reviewing the most current version of these Terms and Conditions before their stay.
Communications
SMS & Text Messaging Policy
How we use text messaging to communicate with you during your stay, and how to opt out.
SMS and Text Messaging Policy
We use a guest messaging platform to communicate with you regarding your stay. By providing your phone number during the booking process, you consent to receive text messages from the property.
Purpose: Text messaging may be used to send check-in instructions, access information, room readiness updates, and to respond to your requests during your stay.
Opt-Out: You may opt out of receiving text messages at any time by replying STOP to any message you receive. You will receive a final confirmation message, after which no further SMS messages will be sent.
Help: If you experience issues or need assistance, you may reply HELP or contact the front desk directly.
Privacy of Mobile Data: No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging opt-in data and consent will not be shared with any third parties.
